I never do that. I simply go and make an offer on the spot base on the research and what I am willing to offer. If he play on it we negociate and make a deal, if not shake hands and exit. Time is more precious than dealing with owners that are just testing the waters.

Hi maj, Ive got a 6 bedroom hmo in Birmingham registered with a social housing provider. So i dont have a hmo license. I was looking to refinance the property as i have no mortgage on there. Im looking to get a hmo remortgages, and was wondering they shouldn't require me to have a hmo licence even though im registered under a social housing provider?

It’s great that their £25k paid off! However there are a lot of these courses that take your money but do not live up their standards. I paid good money for these courses but the course was not what I expected, tried to get my money back which was made impossible! Instead I was done for defamation and had a pay a lawyer to get this company off my case! I was silenced with the company’s hot shot lawyers and forced to sign an NDA! A massive lesson learnt but I managed to put all this behind me, and moved on. Currently working on a number of really interesting projects including an airb&b and running a successful art business.

Wow. This is the first person I've come across who is doing the same as me. I generally buy in and around Greater London, where I'm from. Currently I'm buying a two bed flat with a garden for £180k, legals £10k, £10k touching up. To extend the lease is £50k (freeholder already quoted via their solicitor). All money in is around £250k, property is valued at £320k minimum, giving me a £70k uplift. It'll be rented and refinanced. Another good method is if you find a flat with a low lease that has a low purchase price, simply search for properties in the same block who have extended their lease via the Land Registry. This will provide you with an estimated cost when apply to renew. It's a great business model. Thanks for sharing Jason. All the best.

The best video on planning I have EVER seen. What this guy is saying, you can only learn otherwise though painful and VERY expensive experience. He's worth 10 planning consultants. Each topic could be a video in its own right, hope he does an online course because I'd pay for it at the drop of a hat.

Planning officers in my opinion and enforcement officers are as hated as borris Johnson was. I've just had my lpa demolish my extension all because it was 11cm to high and wouldn't let me fix the issue . Harrow council are absolute scum .
